Pre-Arrival You will have received an email or a letter with directions to the farm and with details of what’s provided in the cottages. Also phone numbers including my mobile T:01765 658416  M:07525 612 911 If you are going to arrive after 7pm please could you inform us. Arrival & Car Parking Facilities Parking is available on the concrete adjacent to the yard infront of the farm house. We ask you to keep the yard clear of cars unless disabled You may wish to reverse up to the cottage door to unpack. We try to be home to greet you, show you round and will be happy to talk to you and answer any questions which you may have. We leave the cottages open for your arrival with a key in the door or hung on a keyrack. Main Entrance & Reception Please ring the bell (loudly) on the door at the side of our house, up two stone steps with a West Leas Farm sign.
Public Areas Whilst you are welcome to walk in the fields and we provide a map of the farm with public footpaths and also permitted routes showing gates and stiles. There is a large communal lawned area to the rear of the cottages. There is one area of the farm we ask you to keep away from which is the hay shed and tractor turning area. This is clearly marked. Although we are a small farm – it is still a working one and farm machinery and animals can be dangerous. Children and dogs must be adequately supervised at all times. Public Areas - WC There are no outside WC's All toilets are located upstairs, except in Top Cottage. Your first toilet roll is provided but please provide additional as neccessary. Local Amenities One mile in Galphay Restaurant / Dining Room, Bar & Lounge, One mile in Kirkby Malzeard, Pub & Indian Restaurant Garage, Fish and Chip shop, Village Shop
Laundry Now available at £5 per normal laundry basket, for wash and air dry,  All laundry to be done at your own risk, further facilities are available in Ripon or on a Caravan site 1 mile away. Shop One mile away in Kirkby Malzeard Village there is an excellent village shop that caters for most needs. Major shopping is available in Ripon. Leisure Facilities Picnic benches and chairs are available at various locations around the farm. A log bench is also located part way around the Top Meadow walk which is an excellent place to sit and relax and watch the evening sunset......... Outdoor Facilities A barbecue is available by request. Bedrooms All facilities include either double or twin bedded rooms. Rubbish Disposal Bins and liners are provided in the cottages. We are now part of a re-cycling scheme and request that you seperate your rubbish into the appropriate bins located outside the garage, WiFi The cottages are now WiFi enabled - click on any WiFi link to see additional information. Byre Cottage Quite a modern cottage yet it retains the old world charm with the exposed stonework and beams. The kitchen is more contemporary in the Byre, and "open plan" to the lounge, great for a larger groups. There is a large walk in shower in the bathroom but no
bath.   A spacious double bedroom where a cot or Z bed can be provided and a smaller twin bedded room. Archway Cottage Is probably more suited for families with younger children with a bath and shower option and a separate kitchen where a stair gate can be placed in the doorway to keep little fingers away from hot things or cupboards.  Similarly for dogs, the kitchen floor is a darker colour and the better place for a wet dog to dry. Archway of course has the huge archway windows front and back in the lounge giving you superb views especially from the back, and flooding the room with light. A spacious double room and a spacious twin bedded room where a cot or Z bed can be accommodated in either. And to minimize washing up - a dishwasher! Bookings and Arrival Arrival time after 3pm please and departure time by 10am unless otherwise arranged. Short breaks are available all year but please remember that full week breaks are better value. Deposits & Payments A non refundable deposit of 25% of your holiday cost is payable on booking, the remainder is payable one month before your stay.  Short breaks are payable in full at the time of booking.  We will at our discretion defer the deposit to another booking if we can re-let the entire existing booking.  If the cancellation is within one month of your stay then deposit deference will not normally be given unless we can re-let the cottage. We advise that travel insurance is a wise investment if there is any uncertainty about your stay. Pet Charges If you have more than one pet please call us as this is not bookable on line. We request that you pre-book your dog / pet in as there is extra cleaning time necessary.  We do however reserve the right to ask for a pet damage deposit / card pre-authorisation.
