Pre-Arrival

and with details of whats provided in the cottages. Also phone numbers

Arrival
& Car Parking Facilities
Parking is available directly outside each cottage for one car. Further
parking is available on the grass adjacent to the yard for a second car. You
may wish to reverse up to the cottage door to unpack.
I try to be home to greet
you, show you round and will be happy to talk to you and answer any questions
which you may have.
I leave the cottages open for your arrival with a key in the door.
Main
Entrance & Reception
Please ring the bell (loudly) on the door at the side of our house, up two stone
steps with a West Leas Farm sign.
Public
Areas
Whilst you are welcome to walk in the fields and we provide a map of the
farm with public footpaths and also permitted routes showing gates and
stiles.
There is a large communal lawned area to the rear of the cottages which can
be used for the exercising of dogs, please pick up afterwards.
There is one area of the farm we ask you to keep away from which is the hay
shed and tractor turning area. This is clearly marked.
Although we are a small farm it is still a working one and farm machinery
and animals can be dangerous.
Children and dogs must be adequately supervised at all times.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
One mile in Kirkby Malzeard, 2 pubs, 1 Tea room, 1 Fish and Chip shop, 1 indian restaurant.
Laundry
Not available unless in an emergency, laundry facilities are available in Ripon or on a
Caravan site 1 mile away.
Shop
One mile away in Kirkby Malzeard Village there is an excellent village
shop that caters for most needs.
Major shopping is available in Ripon.
Leisure
Facilities
Picnic benches and chairs are available at various locations around the
farm.
A bench is also located part way around the Top Meadow walk which is an
excellent place to sit and relax and watch the evening sunset.........
Outdoor
Facilities
A barbecue is available by request.
Bedrooms
All facilities include either double or twin bedded rooms.
Rubbish Disposal
Bins and liners are provided in the cottages.
There is a small metal trailer parked in the courtyard for disposal of any
additional waste.
WiFi
The cottages are now WiFi enabled - click on any WiFi link to see
additional information.
Additional Information
Please note that in all cottages there is only an upstairs W.C.

Cottage Attributes
Sometimes people ask what is
the difference between Byre and Archway cottages, maybe this helps...
Byre Cottage
is the latest conversion we did, only completed in 2005 so everything is still
quite new, yet it retains the old world charm with the exposed stonework and
beams. The kitchen is more modern in the Byre, and "open plan" to the lounge,
great for a larger groups.
There is a large walk in shower in the bathroom but no bath. A
spacious double bedroom where a cot or Z bed can be provided and a smaller twin
bedded room.
Archway Cottage
is probably more suited for families with younger children with a bath and shower option and
a
separate kitchen where a stair gate can be placed in the doorway to keep little
fingers away from hot things or cupboards.
Similarly for dogs, the kitchen
floor is a darker colour and the better place for a wet dog to dry. Archway of course has the huge
archway windows front and back in the lounge giving you superb views especially
from the back, and flooding the room with light. A spacious double room and a spacious twin bedded room
where a cot or Z bed can be accommodated in either. And to minimize washing up -
a dishwasher!
Bookings are
Saturday to Saturday in peak season which is from Easter - October, short breaks
are welcome at other
times.
Arrival time after 3pm please and departure time by 10am unless otherwise
arranged.
